Kalea Bay, a gated, resort-lifestyle, high-rise community being developed by Soave Real Estate in North Naples off Vanderbilt Drive, wasn’t going to complete its first residential tower until two years after the start of its sales effort.
With nothing to immediately show, the developers made the decision to design the community’s sales center so potential buyers could get a feel for the finishes and the layout of the residential floor plan before the introduction of a model.
“That’s why we installed the exact kitchen with all of the standard finishes, along with a butler’s pantry, in our sales center,” explained Inga Wilson, vice president of sales and marketing for Kalea Bay. “The kitchen also includes Wolf and Sub-Zero appliances, and quartz countertops — all standard features that will be found in our residences.” Even the offices in the Kalea Bay sales center showcase several residential design elements.”Instead of having small floor and cabinet examples, we have five floor colors throughout the office and five cabinet and counter combinations in all the offices,” said Wilson. “Even the doors and trim that will be used in the units are in the sales center.”
In the sales center’s main presentation room, Kalea Bay combined the old method of selling a community with today’s technology.
“We have the old school topo model table that displays the clubhouse and all five buildings. But in the immediate area we also have an 80-inch television that acts as a residential window,” said Wilson. The community also uses drones to shoot images from nearly every floor height and from nearly every unit.
“We then take those images and display them on the 80-inch screen giving potential buyers a great representation of their exact view,” said Wilson.
The digital technology also allows the sales team to show renderings of the first building, its rooftop amenities and the future community clubhouse in a very large and dramatic format. Recently, Kalea Bay won an Excel Award for best Sales Office/Information Center. Kalea Bay will consist of five high-rise towers when completed. Only the first building has been released for sale. The 22-story tower, with 120 residences, is currently in the early stages of construction. Six floor plans are available. The three-bedroom with den, three-and-a-half-bath and four bedroom, four-bath homes range from 3,755 to 3,921 total square feet.
Prices start at $1.3 million.
